Is it a good idea to buy a new house? That depends on what your needs are. If you have a growing family, you can consider buying a house in the spring. Does everyone know that spring is the best time of year to buy or sell a house? Or not?

Not necessarily, although it is probably the busiest time of the year for the real estate industry.

Experts in real estate and housing construction say that the emphasis on the spring home buying era is rooted in practical reasons and also in some misguided but lasting perceptions of the market.

On the one hand, in the spring, people who have been locked up during the winter are ready to finally go out and feel the sun’s rays. On the other hand, a possible change of direction at that time fits perfectly well with the school calendar.

After so many comings and goings you are about to start the path that will take you to your own home and you need to know if it is better to buy or build a house. In this moment, when things start to be possible, it is the moment in which each question becomes something really important.

Reconsider the seasons

Certainly, in autumn and winter you have less inventory out there, there are fewer houses to see. But people looking for a house in autumn or winter, those are serious buyers. They are looking for something with a goal, maybe they are getting divorced or they just found out that they are going to have triplets, or they will transfer them for work. There is a reason for that move.

And agents say that although a horde of people may come to your open house in the spring, very few of them are really looking to buy. In other words, they are people who ask a lot and do not buy anything.

Spring begins in January in the world of real estate

The spring sales season starts at the beginning of the year, in January. Right after the first of the year, there is a lot of activity by people who have been waiting for the holidays to end. The thing is increasing until about mid-May, which is when more people publish their sales, and that continues in a very marked way until the summer. Then you can see that the publications begin to decrease in summer.

But to that we must add the time it takes to find the house, in the first place. For most of our homebuyers, the average is two to three months. It’s been increasing lately because people do not get homes for sale. For sellers, it will depend on the conditions and prices of the local market, and both have undergone a transformation in many areas since the beginning of the year.

The time span has changed dramatically in the last 18 to 24 months as the market has warmed up. If you’re going to build a new house from scratch with a smaller construction company or custom homes, those time lapses can last about two months.
